Day 0

1–2 days
A short secure application plus documents (pay stubs, W-2s, bank statements). Out comes your real budget and a letter sellers respect.

Your pace
You and your agent tour homes. Alex updates your numbers for any address you’re serious about — payment, cash to close, all of it.

Hours
When you find it, Alex often talks to the listing agent directly so your financing strengthens your offer instead of raising questions.

1–2 weeks
Under contract! The appraisal gets ordered, your documents get finalized, and the file gets built for underwriting.

2–5 days
Fairway’s underwriters verify everything. If they ask for one more document, that’s normal — Alex tells you exactly what and why.

1–3 days
The magic words. Final numbers arrive in your Closing Disclosure at least three days before signing — no surprises allowed, by law and by Alex.

Sign, fund, keys. The whole thing typically runs about 30 days from accepted offer — often less.
